Booking
Conditions
Astute Estates, hereinafter called ‘The Agency’ act only
as agents for the owners of the property ‘The Owner’ and the contract of
letting is between the Guest and the Owner.
No responsibility for injury or damage to possessions or guests
is accepted for anything outside of the Agency’s control.
The Agreement is made on the basis that the property is
to be occupied by holidaymakers for a holiday as mentioned in the Housing Act
1988 Schedule 1 paragraph 9. It is not
an assured tenancy and no statutory period arises at its end.
Bookings for under 21’s and single sex parties can only
be made with arrangement with the owner.
This may include the need for a safety deposit. Approval of pets is
required prior to booking with the owner and may incur an additional cost.
No booking fees are charged by Astute Estates.
A deposit of 25% of the holiday must accompany the
booking request. Deposits are non-refundable unless the Agency is unable to accept the booking.
No bookings are valid until confirmed in writing by the agency.
Once confirmed, the full cost of the holiday is payable
by the guest. This shall be paid no later than 8 weeks prior to arrival.
If payments due fall into arrears by more than 14 days, The
Agency reserves the right to re-let the holiday. If the holiday is re-let, the
Guest will receive any monies over the deposit and cancellation insurance premium
back. If it can’t be re-let then the balance due is payable by the guest.
If the property becomes unavailable due to events such as
fire or flooding, the Agency will refund all monies paid or a proportion in the
case of curtailment.
For events not covered by insurance, the Agency will look
to re-let the accommodation. If
successful, all monies paid over the deposit and cancellation insurance premium
will be repaid.
The Holidaymaker should leave the property in the same
state as found on arrival. Any damages
or breakages must be reported to the Owner and the Guest shall pay the cost of
repair or replacement of such items.
The Owner and Agency reserve the right to charge the full
cleaning costs payable should there be evidence of smoking in a non smoking
property.
The Holidaymakers right to occupy may be forfeited without
compensation if
1. additional
guests or pets attempt to take up occupancy,
2. overnight
guests are allowed to stay without permission of the owner
3. or
due to any activity being undertaken which may cause unreasonable damage noise
or disturbance.
Any complaints that arise during a stay should be
reported to the owner or their caretaker immediately. The Agency should then be
informed. This allows for investigation to take place and any on the spot
repairs to be made. Compensation will not be considered if the problem is not
reported during the stay as a remedy was not able to be offered by the Owner
during the stay.

The Owner or his representative shall be allowed access
to the property at any reasonable time during any holiday occupancy.
All information regarding a property is listed as
accurately as possible. From time to
time facilities may be withdrawn or altered for reasons outside of the Agency’s
control, in which case we cannot accept responsibility. If a facility is
particularly important please check prior to booking.
The booking conditions will apply to all confirmed
bookings.
